After more than a decade of sitting vacant, the Orlando Sun Resort, formerly the Hyatt Orlando Resort, now has a new chapter ahead.

Accesso Development, together with joint venture partner Meyers Group, acquired the more than 70-acre property at the northeast corner of Interstate 4 and U.S. 192 for $70 million, with the deal closing on December 30, 2025.

“This land acquisition is a pivotal milestone in bringing the Ovation project to life, and we look forward to fully realizing our vision for this transformative mixed-use district,” said Alan Garzon, Managing Partner of Accesso Development.

The Orlando Sun Resort, which permanently closed in 2012 following years of financial difficulties and mismanagement, has been a dormant site along the popular theme park corridor just a mile east of Walt Disney World.

Accesso has had the property under contract for over three years and is now moving forward with its Ovation Orlando project, a mixed-use development. Demolition of the abandoned hotel is set to begin in January 2026, according to William Shewalter, Executive Vice President of Development at Meyers Group.

“I feel very relieved, but I also want to say that I was always very confident that this team would be able to pull this project together,” Shewalter told GrowthSpotter. “The confidence was due to the location, a mile east of Disney across from Celebration on Interstate 4 at a full interchange in the most dynamic tourist market in the country, and on the theme park corridor, which is arguably the most successful retail quarter of highway in America.”

Ovation Orlando will encompass 670,000 square feet of retail shops, dining options with music-themed restaurants, lifestyle and cultural amenities, entertainment venues, hotel rooms, and additional offerings. The development is designed to attract both residents and tourists and is organized into five distinct zones:

  • Zone One – The Celebration: Mix of adult and family-oriented retail, dining, entertainment, green spaces, pop-up vendors, and comfortable seating areas.
  • Zone Two – The Water’s Edge: World-class dining along the shore of a three-acre lake.
  • Zone Three – The Indulgence: A sophisticated hub featuring a signature hotel.
  • Zone Four – The Street: Retail, restaurants, and entertainment inspired by Times Square.
  • Zone Five – The Beat: Live music, late-night clubs, music venues, and restaurants.

Upon completion, Ovation Orlando will include three hotels: a 4-star, full-service hotel with 350 rooms and two select-service, three-star hotels with 150 and 175 rooms. The retail mix will combine upscale brands, new concepts, and corporate flag attractions, while entertainment offerings will include live music, comedy, bowling, and nationally recognized dining and nightlife venues.

The development is estimated to cost $1 billion. As part of an incentive package from Osceola County, Accesso will be eligible to receive up to $6.5 million in reimbursements to cover demolition costs.
